How Colby turned one result into a stellar sold story

"Just Sold" Is Dead. This Is What Replaces It.

Most agents post a "Just Sold" and call it marketing.

Colby Anderson posts the story of how it sold, and the difference is staggering.

Colby is a luxury agent at BHHS Beach Properties of Florida, working the 30A/Santa Rosa Beach market.

When he closed a $9.275M listing at 11 Dandelion Drive, he didn't just announce the sale. He turned it into a 60-second Instagram video that got more views, comments, and shares than any traditional Just Sold campaign would have.

Here's the format he used, almost exactly:

  • Hook: "Wondering what it takes to get a record sales price in this type of market environment? Here's the story."

  • Challenge: Sellers wanted to maximize price but had a specific timeline. The market wasn't yielding their target number.

  • Strategy: Built a 2-month pre-market plan, made a strategic price adjustment, and repositioned the listing to take advantage of shifting conditions.

  • Result: Re-engaged previous open house visitors and showing agents. One agent came back with an offer. Final sale came in $500K above what the seller was willing to accept.

  • CTA: "If you know of someone looking to sell, please share this video with them."

That last line is doing quiet, compounding work. 50+ shares means 50+ people forwarded a video where Colby walks a stranger through his exact playbook and shows them it works.

Why this format wins

"Just Sold" tells people you closed a deal. Story of the Sale tells future sellers why they should hire you.

There's a massive difference between those two things.

When a potential seller watches a Story of the Sale video, they're not just seeing a result; they're watching a mini pre-listing presentation.

By the time Colby walks through their door, they've already seen the challenge-to-close arc. They've already watched him navigate a difficult market and get $500K above the seller's floor.

Answer those questions on camera, and you've done more for your pipeline than a dozen "Just Sold" postcards ever will.
