Treat each listing video like an open house for people who will never walk the block.

But comedy without a CTA is just a viral clip.

Comedy with a private-showing ask is how the buyer (and your next seller) meets you.

Walk in with the marketing already printed.

Three MLS descriptions. Professional. Luxury. Conversational.

Plus the Facebook post, the Instagram post, and the YouTube script.

Hand them the pages. Let them choose the tone.

Then tell what most agents do: the 3 P's.

Put it in MLS. Place a sign. Pray.

You will do those things but you will not stop there.

Printed work before the signature beats a verbal promise to get it.

The folder is the difference between "we'll let you know" and "use this tone."

Your seller wants to ride out mid-September (here's the tell)

Sellers are not quitting. They are staying and cutting.

August delistings ran 12.6% below last year.

Price cuts still hit 20.4% of actives, matching August 2025’s peak for the first time in 2026.

Realtor.com's frame: cuts, pendings, and delistings tell you whether sellers are satisfied, panicking, or somewhere in between.

The tell: softer demand, modestly higher cuts, more patience than last year's yank wave.

That is not calm strength. That is "we'll wait it out" while the ask quietly lowers.

When your seller says...

"We're not pulling it. We'll just ride out this quiet week."

Riding it out is what a lot of sellers did in August.

Staying without a real number is how you become the house that cuts later, after the serious September buyers already toured something else.

Here’s the right convo: “If you feel I am competent and we connected, we pick the number that gets a signature this week. If you want to wait without changing anything, say that out loud.”

People will appreciate your honesty over any clever script you could come up with.
