Yesterday, we showed you the 9× content habit, and that the real unlock isn't going viral, it's cadence.

Today, we go from the attention side of marketing to the conversion side.

Because the 2026 State of Real Estate Marketing report is blunt about something most agents underrate: email isn't just a listing source.

It's the #1 listing source in real estate (other than SOI), ahead of the next channel by more than a full place.

And there's one number that decides whether your list is a dead zone or a pipeline.

👉 The full 60+ page report breaks down 21 marketing channels.

Let’s dive in 👇

💡[I]DEAS THAT WORK - How top agents get listings right now.

The number that turns your email list into a listing machine is…

Email isn't just a listing source in the report. It's the listing source, ranked #1, ahead of the next channel by more than a full place.

And buried in the data is the single cleanest growth target in the entire study.

Below 5,000 contacts, the payoff from your list climbs slowly. The moment you cross 5,000 engaged contacts, it jumps:

  • Content-driven deals jump from 53.8% → 67.6%

  • Content-driven listings jump from 21.2% → 32.4%

That's the biggest single jump in the whole curve. 5,000 isn't a vanity number; it's the inflection point where your list stops being a contact dump and starts behaving like a pipeline.

The stealable plan

Two moves, both doable starting today:

1. Hit a monthly target. Want to cross 5K in 24 months?

Add ~150 contacts a month.

  • Every open house attendee (signup sheet → list, same day)

  • Every new person you meet, show, or get referred to

  • Your phone contacts you've never imported

2. Keep them engaged, not just collected. The floor for email frequency is twice a month. The winners send weekly (the top brokerage cohort in the report, Coldwell Banker, has 47.8% of their agents sending weekly).

Pick a day, pick a cadence, and never skip it.

Takeaway: Stop treating your email list like a backup. It's the highest-ranked listing source in real estate, and 5,000 engaged contacts is the line where it starts compounding.

Set the target. Add 150 a month.

Then email them like it's your job because it's the part of the job that actually produces listings.
