Yesterday, we looked at an agent who used AI renders to reframe an as-is listing and close $190K above asking.

Today's piece is about a different kind of creative leverage, and a system that's quietly generating $8M in volume from an iPhone.

Here's what's on the agenda this week.

💡[I]DEAS THAT WORK - Listing agent tactics getting results right now.

Why this Nashville agent lets TikTok make his Instagram decisions

Colton Reid (@coltonreidofficial) is a Nashville agent who's closed $8M in volume from social media in 2026 alone.

iPhone only. No crew. No production budget.

His system isn't complicated. But almost no one is doing it.

For every listing he films, Colton shoots two distinct video versions, with different opening shots and different hooks.

Both go to TikTok first. Whichever one performs better goes to Instagram.

TikTok is the testing lab. Instagram is where he puts the winner.

The result: a 70–80% success rate on Instagram posts because he's never guessing what will land.

The second thing most agents miss: his hooks aren't written for Nashville.

"I don't say 'POV: this storybook cottage in Nashville, TN.' I think — what can I say that makes someone in Maine share this and fall in love with Nashville?"

Broad emotional hooks drive shares. Shares drive reach. Reach drives the DM from someone who's actually moving.

The 3-step steal:

  1. Film two versions of your next listing (different opening shot, different hook)

  2. Post both to TikTok within 24 hours

  3. The one that performs goes to Instagram (don't post both)

You're not posting more. You're posting smarter.

One more thing worth keeping: Colton messages every DM personally. No automation. His opener is dead simple:

"Hi [Name], here's the link to the home in [area]. Let me know if you have any questions."

No pitch. No pressure. Just an open door.

After five unanswered messages with zero acknowledgment, he stops. If someone is serious, they come back on their own.

Colton's listing videos generate view counts and engagement that most sellers never see.

They hired an agent, but they don't know their listing is driving 500 DMs a week or hitting 50K+ views on TikTok.

If you're running social campaigns for your listings, your sellers should be seeing the numbers.

Beacon pulls portal views, social marketing activity, and campaign performance into a weekly seller report, so the attention your content is generating becomes part of the seller conversation, not just your own analytics dashboard.

The work is already happening. Make sure they know it.
