Most agents explain seller concessions when a buyer requests one.

By then, you're already on defense and your seller is already emotional.

The move: explain the framework before the listing goes live.

Here's what most agents skip: "concessions" isn't one thing.

They can be many things that solve different problems.

  • Closing-cost credit — buyer is qualified but thin on cash at closing

  • Repair credit — inspection surfaced manageable issues, both sides want speed

  • Rate buydown — payment sensitivity is the obstacle, not price credibility

  • Prepaid-item help — buyer is stretched across multiple closing line items

The one rule that ties all four together: a concession only works when it's aimed at the actual reason the deal is slowing.

Closing-cost friction and market-credibility friction are not the same problem.

A credit solves one. It cannot solve the other.

Two things you should build:

1. A page on your website.
